I only know the artist. But somewhere I have a vague recollection of a Bakery?

I imagine you are writing about the two retail outlets alongside the front door of the travel lodge. And the fact that they haven't found a tenant.
This is not surprising. Anyone who has ever had the slightest involvement in retail will know that the position is paramount. Every potential trader falls into one of two groups. First there is the one selling any sort of goods where footfall outside the premises is essential. The second is a specialist. One where the customerwill find out where it is because they are the only ones that sell these goods or, more likely, provide the service.
This travel lodge site fails on both counts. First is has hardly anyone passing it. Have YOU ever walked along that side of the road? So it would have to rely on the visitors to the lodge or the adjoining hotels or the few residents that live close by. Secondly, a specialised outlet can go in a secondary street, like back madoc street, and do their trade and save themselves a whole load of rent.

It will get customers from the travel lodge and that is about all. Unless Rubens is a well known and must go to name. Then it may get a very small number more.

Not defending their choice of venue but there are a lot of people coming from the car parks on Gloddaeth ave so there is a fair bit of passing trade.

Ruben's have cafes at the Albert Dock and Liverpool Central Station as well several sites on the Wirral, Chester and Mold.  They may not be well known in North Wales but I'm sure a lot of visitors will be well aware of the brand.  I've never been in any of their outlets (although I've walked past all of them bar the ones in West Kirby) but they look ok albeit nothing original or out of the ordinary.   I doubt they'll add much to the local economy, they'll just nab some business some of the several thousand other coffee shops that already exist in Llandudno.

p.s. I hope somebody is planning on building new public toilets in Llandudno because given the amount of coffee that's been produced there these days there must be an imminent risk of flooding.
